Turning Warm Networking Into Real Referral Conversations
Last Friday I hosted a breakfast for five people who have either referred me business or are in a position to do so, and the room had great energy — but by Monday morning I realized I had created a warm moment, not a referral system.
For context, I’m a residential agent in Phoenix, fourth year in, mostly working with move-up buyers and divorce-related listings. I invited a mortgage broker, an estate planning attorney, a home organizer, and two past clients who are great connectors. The conversation was genuinely good. People were swapping stories, offering ideas, and saying things like, “We should do more together,” which is exactly the kind of relationship-based business I’m trying to build instead of buying more online leads.
The problem is that I didn’t have a clean next step. No one left with a clear picture of who I’m best suited to help, what a good introduction sounds like, or how we could make referrals feel easy instead of awkward. I also don’t want to follow up with generic “checking in” messages or random value-adds that feel disconnected, like sending someone https://lightning-dice.org/ when what they really need is a useful divorce moving checklist or downsizing resource.
My rough idea is a three-step follow-up:
1. A personal thank-you tied to something we discussed.
2. A tailored resource for each person’s clients or contacts.
3. A short one-on-one meeting where we define ideal clients, timing triggers, and simple referral language. For those of you who run referral-based businesses, do you have a formal “referral partner onboarding” process? I’m especially curious about attorneys, lenders, organizers, contractors, CPAs, and past clients who are not natural salespeople.
Two specific questions: how soon after an event like this should the real referral conversation happen? And what wording have you used that makes the ask clear without making the relationship feel like a quota?
